No. Structurally, each Mod Pod is engineered on a high-grade steel chassis. Under the Caravan Act, the unit is legally transportable, which differentiates it from a traditional brick-and-mortar extension.

Are the components built to UK standards?
Yes. We ensure that the core internal systems of every Mod Pod meet or exceed UK residential specifications:
• Electrics: All installations are completed to 18th Edition IET Wiring Regulations (BS 7671).
• Plumbing: Internal systems are installed to standard UK Water Regulations.
• Glazing: Windows and doors feature high-efficiency glazing with multi-point security locks as standard.

What are the size limits for the Caravan Act?
To stay within the legal definition of a caravan, the unit must not exceed 20m in length, 6.8m in width, and 3.05m in internal height. All our standard Mod Pod models are designed to comfortably fit within these legal parameters.
Do I need to pay Council Tax on my Mod Pod?
Generally, no. Because our units are compliant with the Caravan Act and are used as ancillary accommodation (meaning they function as an extension of the main house), they do not usually attract separate Council Tax. However, if the unit is registered as a separate planning unit with its own address or is used completely independently of the main home, the local authority may choose to assess the banding.
Can I rent my Mod Pod out on Airbnb?
Yes, many customers use Mod Pods for short-term holiday lets. However, renting a unit commercially as a business may require “Change of Use” planning permission from your local authority, even if the structure itself is compliant with the Caravan Act.
Can it be used as a ‘Granny Annex’ for a family member?
Absolutely. The Caravan Act specifically supports the use of mobile units for family members (ancillary use). It provides a high-end, independent living space while keeping the family connected on the same plot of land.
Do I need to notify anyone before installation?
While not always legally required for mobile units, we recommend informing neighbors as a courtesy. For absolute peace of mind, you can apply for a ‘Lawful Development Certificate’ (LDC) from your local council to formally confirm that your pod does not require planning permission.
What is the current lead time?
Our typical lead time is 8–12 weeks from the date of order to delivery. This can vary slightly depending on our current build schedule and the level of customization requested for your specific pod.
How are they insulated for UK winters?
We use high-performance insulation throughout the floors, walls, and roof. Combined with residential-grade glazing, our pods are designed for 365-day use, staying warm in winter and cool in summer.
What utilities do I need to provide?
You will typically need a 32A electrical supply and a water connection if your pod includes a kitchen or bathroom. We provide all internal plumbing and wiring to a single external connection point for your local tradesman to hook up to.
How is the pod delivered to my site?
Your Mod Pod is delivered fully assembled on a flatbed trailer. Depending on your garden access, it can be craned into position or “skated” into place if there is sufficient clearance.
Do I need a concrete foundation?
Not necessarily. Because they are assembled on a steel chassis, many pods can sit on a “Ground Screw” system or a simple leveled pad, which is much faster and less destructive to your garden than a traditional concrete slab.
Can I take my Mod Pod with me if I move house?
Yes! That is one of the primary benefits of modular living. Because they are not permanently fixed to the ground, the unit can be disconnected from services and craned onto a vehicle to be moved to your next property.
What are the most common uses for a Mod Pod?
Beyond a residential annex, our pods are frequently used as garden offices, luxury home gyms, art studios, therapy rooms, or even “man caves” and “she sheds” that feel like a true extension of the home.
Can a Mod Pod be lived in full-time?
Yes. Because we build to residential standards with premium insulation and climate control options, Mod Pods are fully equipped for comfortable, year-round ancillary living.
What kind of maintenance is required?
We use high-quality, weather-resistant materials and treated steel frames. Unlike traditional timber sheds, our pods require very little maintenance beyond a simple wash-down to keep them looking new.
Can I customize the interior design?
